If you live in an area with tough weather conditions, especially a lot of rain, or ice and snow, you may need to replace your roof more frequently. Many 100 degree days can shorten the life of any asphalt roof to fewer than 10 years. Bad hail is particularly damaging and just one extreme storm can be the impetus for a new roof.
If you're selling your house, a new roof is a plus for many buyers.
If you have asphalt shingles, look if you can see black asphalt base beneath the pebbles. If you can, you should start thinking about replacement.
When more than one roofer or remodeling contractor inspects a roof and recommends it needs replacing right away, heed their advice.
